VRBO Reservations.

When booking through one of the VRBO and/or affiliates (Expedia, Orbitz, Travelocity) websites you agree to our cancellation policy and this rental agreement. When originating a reservation using the VRBO and/or affiliates websites you will be prompted to enter your credit card details to pay their Traveler Service fee only. The reservation information, including your contact information and credit card details, will then be sent to our reservation software, Hostaway, where the reservation will be confirmed and your credit card will be processed. The reservation is sent to our company within seconds and your initial reservation payment will be processed instantly. Our credit card processor is Authorize.net and charges will appear on your credit card statement from "Okoboji Property Management".

Arrival/Departure.

Check-In begins at 4:00pm CST. Check-out time is 10:00am CST. Unapproved early arrivals and late departures may be subject to charges.

Age Requirements.

All properties are subject to a rental age requirement of 25 years old. Reservation made under false pretenses will be subject to eviction and forfeiture of all deposits and payments.

Smoking.

Smoking is strictly prohibited inside all of our rental condos/homes. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee which may be withheld from or charged against your damage deposit. Smoking is permitted outdoors in designated areas only and all cigarette butts and smoking debris must be disposed of appropriately. Smoking on condo decks is prohibited in all area resort communities.

Pets.

Absolutely no pets are allowed in the rental homes or on the premises without written approval from Okoboji Vacation CO. If any evidence of a pet is found in the home or on the premises, you may be subject to an additional cleaning fee of $500 and/or forfeiture of any remaining rent or damage deposit. *We feature 2 pet-friendly properties, Okoboji Oasis & Okoboji Lakeside Retreat, and we're always looking forward to adding more to that list. Advanced Payments & Refunds.

Advanced Payment of 50% is due at the time of booking. Remaining Balance is due 30 days prior to your arrival. Failure to remit final rental payment by scheduled due date may result in cancellation of your reservation. A cancellation fee of 50% will be charged to the traveler if canceled between 60 days and 31 days prior to arrival. Reservations canceled within 30 days of arrival will result in no refund. Payments are refundable prior to the cancelation due dates (less the 3% credit card processing fees and nonrefundable booking fees). To protect your rental investment, we strongly encourage purchasing travel insurance. No refunds will be given for late arrivals, early departures, no shows, or cleaning or maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly. Our cancelation policy does not change for weather related interruptions or acts of God.

Traveler Service Fees.

Traveler service fees may apply to guests who reserve online with a third party booking website. Third party service fees are not controlled nor collected by Okoboji Vacation CO., and as such are not reflected on reservation statements provided by Okoboji Vacation CO.

Security Deposits.

A refundable security deposit of $300 may be charged upon reservation. Guests will be responsible for all intentional damage to include but not limited to broken items, soiled or misplaced linens, loss of keys, theft, or failure to remove garbage from the property, or leaving the property excessively dirty. Confetti or glitter is not allowed in the property. A $50 service charge will be assessed to all security deposits for furniture that is moved and not returned to it's original location.

Rates.

Rates, until confirmed, are subject to change without notice. Rental condos and homes are subject to a minimum stay requirement that varies by property.

Property Assignments.

Vacation rental condo/home assignments in rare circumstances are not guaranteed. The rental condo/home selected at the time of booking will be assigned to your reservation. Damages or maintenance can render your selected rental condo/home unavailable; which could result in re-assignment. If your selected rental condo/home becomes unavailable, you will be offered acceptable alternate accommodations. Okoboji Vacation CO. will not be responsible for any other expenses or indirect costs resulting from the unavailability of a specific rental condo/home.

Linens, Towels, Supplies.

Bed linens, bath towels, hand towels, and wash cloths are provided. Guests staying at Bridges Bay Resort are to provide their own beach/pool towels or blankets as provided linens are not to be removed from the rental condo/home. An initial setup of trash can liners, bathroom paper, and facial and hair soaps are provided. Guests are responsible for purchasing additional paper products as needed for the duration of their stay.

Owners' Closets.

Rental condos/homes may have one or more locked areas or closets that are reserved for the storage of the owner's personal property and are not included in the use of the rental. Please respect these areas. Forcing open a locked owner's closet is considered breaking and entering.

Housekeeping.

Daily housekeeping service is not included. Your rental condo/home will be cleaned to quality standards prior to your arrival. Guests are responsible for cleaning the rental condo/home during their stay and for leaving the rental condo/home in good condition at checkout. Please maintain the cleanliness of your rental condo/home as if it were your own. If your rental condo/home is found abnormally dirty at checkout, you may be subject to additional cleaning charges. A one-time departure cleaning fee is added to your reservation at the time of booking. Mid-stay or daily cleaning services are available upon request for an additional charge.

Swimming Pool/Hot tub.

Swimming pools and/or hot tubs may be located in the neighborhood or on the premises of your rental condo/home. No lifeguard or safety personnel are provided. All guests use of the pool, hot tubs, and other amenities will be at their own risk. Guests agree to indemnify and hold harmless Okoboji Vacation CO. and the homeowner from any claim/loss or expense (including attorney's fees and court costs) by guest or guest invitees.

Subletting.

Rental condos/homes may not be sublet.

Good Neighbor Policies.

Many of our rental properties are in neighborhoods that include both short-term guests and year-round residents. Guests must observe all rules and regulations related to the rental condo/home rented, including community rules posted in the property or neighborhood. All guests, as well as owners, are required to conform to all rules and regulations of the properties.

Lock Out Policy.

In the event you are locked out of your rental condo/home, contact our office at 712.336.0888 for assistance. If calling after hours use the emergency hotline at 712-330-1900 and an agent will assist you. A charge of $35.00 may be charged for this service.

Parking.

Parking in unauthorized areas or on the street overnight may result in your car being towed. You are required to obey all parking rules and restrictions related to the property you have rented. Reference the property specific parking rules for the condo or home you have rented within the arrival instructions. Please note Bridges Bay Resort does not allow parking on the streets or on the grass. Overflow parking is located at the main resort.

Bridges Bay Resort.

All Bridges Bay Resort community rental condos and home are privately owned and are not managed by Bridges Bay Resort. Therefore, no refunds will be given for resort amenities not being available or under construction. Please refer to the Bridges Bay Resorts website for current closures and hours of operation. Note from Labor Day to Memorial the typical waterpark hours are weekends only.

Liability.

The renter acknowledges that management, property owners, and employees cannot be held responsible--regardless of fault--for any accident, loss, damage, or injury suffered by the renter, members of their party, or any other guests which the renter or their party have allowed access to the property, regardless if loss is a result directly or indirectly from acts of God, danger incident to any body of water, fire, breakdown of equipment, acts of government or other authorities, delays, changes in, or cancellations in itineraries (lake related) or schedule, or from acts of omission. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.

Owner's Agent.

Okoboji Vacation CO. is acting as agent of the property owner and reserves the right to make exceptions to the above policies at any time for the best interest of the property owner.
